2016 has proved a challenging year for property buyers. Expectations were running high and the feel good factor had finally returned. A change in Stamp Duty rates, significantly for buyers of a second property and the EU Referendum dampened the enthusiasm and slowed the market. It took a while for the confidence to grow whilst the adjustment in prices found its own level and movement started, albeit with agents all saying their stocks are low. Whatever is thrown at the house buying public time settles the fears and life moves on – bricks and mortar always remain a secure investment. An adjustment that is needed is in the minds of buyers -be confident and assess the inevitable compromises. The perfect property does not exist so making sure the key factors are met and accepting the view isn’t quite what you want, the garden could be bigger or there are neighbours nearer than anticipated is may be a pill to swallow. Whatever the budget, tens of thousands or millions, expectations are always greater than the reality. Human nature dictates most people aspire to a property greater than the depth of their pocket.
