Summer in Devon: How many times do I hear people say they have spent many happy holidays in Devon and when the opportunity arises they want to recreate those memories on a permanent basis and move to this wonderful county. The recent “staycation” trend reignited many ambitions and fuelled the property market to a new level.

Whilst there is a balancing of the market in recent months due to economic pressures the demand remains high. People looking to retire a little earlier are tempted to make the move and others with sufficiently deep pockets look for second homes. It should be noted there is currently a government proposal that any holiday homes used for letting on a short-term basis (Air BnB or holiday letting) will require planning permission. Some councils limit any new homes to only be used as a main residence. As ever due diligence is required before making a significant commitment.

But Devon isn’t all about the two spectacular coastlines and beaches – the North for surfing, walking and exploring and the South for sailing. Inland there are Dartmoor and Exmoor to explore, not to mention the numerous market towns and the jewel in the crown – Exeter city itself.

Every location has a varied mix of property from the traditional thatched farmhouses and cottages that epitomise Devon through the centuries to some spectacular contemporary, eco-friendly, sustainable homes. From a predominantly farming orientated county it now encompasses a true 21st century agenda for all generations. Whilst busy in many areas there are still numerous quiet corners to explore.

There are opportunities for all interests whilst holidays give time to explore the outside – the varying designated walks – The South West Coast runs along both coastline. The Tarka Trail in North Devon, the Two Moors ways running between Dartmoor and Exmoor to say nothing of the myriad of ancient footpaths cris- crossing the county, many originally designated ways for rural folk to reach work and church. Exploring the rural villages and sampling some of the many excellent pubs along the way must be a very pleasurable holiday.

As life evolves there may never be a better time to take that step and live in this glorious county.
