North Devon

Tucked away in the north west of the county North Devon District Council encompasses perhaps the most varied landscape of the region. From the western end of the Exmoor National Park with the dramatic coastline facing The Bristol Channel swinging around to the award winning, west facing beaches of Woolacombe, Putsborough, Croyde and Saunton Sands. A surfers’ paradise but equally a

family holiday hot spot.

Property in this part of Devon has seen an incremental improvement in value as the region became more accessible with the North Devon Link road joining the M5 at Junction 27. Times were when the South Hams lead the way in property values appealing to the sailing sector of the market but “waterfront” homes around the coastline in North Devon are a match for anyone.

Served by the “capital” of North Devon, Barnstaple with excellent retail, professional and commercial services as well as the nearby port of Bideford – a trip to Lundy Island leaves from here – the region is self-sufficient. Nudging inland the market town of South Molton still proves the centre for the agricultural fraternity coming in from the surrounding farms in the Taw and Torridge valleys and the moorland farmers on Exmoor.

Devon is known for its thatched cottages built with stone and cob. Whilst not easy to meet the eco- sustainable credentials expected to ensure the security of the planet their romantic charm still has great appeal and prove a sound investment. They require a higher level of maintenance but for those that relate to period properties they will always win the day over modern ones.

New build homes have increasing building regulations imposed to ensure they meet the sustainable criteria and do prove cost effective in running terms if not more expensive in build terms. Post covid sourcing materials has become a challenge for all developers combining with increased wage cost make the end user – the house buyer – pay more in a time when values have not only risen dramatically but also dropped away. I am confident 2024 will see a more active market place where confidence is growing and the property market in North Devon once again buzzes along happily.

Let’s not assume the region is all holiday centred or indeed agricultural. The extensive modern developments in the towns and even extending the villages increase the viability of the region with careers and services expanding in all sectors.
