Exeter City: A Gateway to the South West. It will be hard to find another city with so much to offer and located to take full advantage of access to all that Devon offers – moorland, coast, stunning countryside where every sporting hobby is catered for - sailing, surfing, climbing, rambling, cycling, running, rugby (who has not heard of The Exeter Chiefs?), football, golf – need I go on? Exeter – a city risen from the ashes of devastation of bombing in World 11 embracing the modern world attracting national and international investment – a renowned university, the Met Office to give an example. A new city centre retail area, extensive commercial and office parks rejuvenated waterside location around the historic Quay, award winning eco-friendly developments addressing climate change, sustainable living.

Whilst the 2020 Covid pandemic followed by the economic subsequent downturn presents challenges and readjustments on all levels the City will again flourish as it did before. The foundations are solid and there is still an urge for people to move from London and the South East – as well as other parts of the country – to enjoy the warmer weather and all that Exeter and Devon offer. Schooling is a big draw – as a Property Buying Agent I have advised a number of international clients buying around the City solely to send children to the schools within the county – public and state.

Whilst World War 11 wreaked havoc there remain many historic locations where period housing is fiercely sought. St. Leonards will always be a winner being close the centre, many houses enjoying aspects of the Cathedral sitting proudly in the centre command a premium value, whilst other equally beautiful locations still retain many Georgian and Victorian homes of charm. Climbing the hill to Pennsylvania is worth the walk where many homes have a distant view to the coast along the River Exe to Exmouth - (a house with a sea view will always create interest).

Where to live is a subjective issue dictated by affordability initially, family remit – work, schooling, social activities etc. As life evolves requirements change, creating the ever- transient property market. Whilst the days where capital was created through moving up the property ladder – a preserve of the baby boom generation- higher incomes create opportunities to increase the funding element at an earlier stage in life. Many young people are looking to older generations to pass capital to help with deposits and longer term mortgages as in some European countries enable that first rung on the ladder.
