Waterside

Location, view, amenities and, “oh!”, the house itself.  Pick the right spot -you can change a house but not the location or view. I know, that is idealistic as practicalities must come in too.  But if life and budget allow let the heart rule the decision as to what to buy. Walk into any house that has a great view and you cannot help but be drawn to it from any window – it adds   value to any property both aesthetically and financially.

A stunning country view lets you watch the seasons unfold through the year and Devon has an unparalleled advantage in rural views, often with the sea in the distance. A water view, however, adds a different dynamic, whether it be open sea or river.  Rolling waves crashing on the pebbles along the Atlantic coast, gentle waves on the sand in Sidmouth or summer   sailing regattas on the estuaries where the water sparkles as much as those partaking -Devon has them all.  All are ever changing scenes so little wonder the passion for indoor/outdoor living has evolved. Open plan indoor accommodation flows seamlessly through wide bi folding doors to expansive terraces. No longer are bar-b-ques homemade firepits where you get smoky sausages it you are lucky. State of the art outdoor cooking ranges and pizza ovens are expected.  Maybe add an infinity swimming pool but perhaps I am getting carried away now!

Water has always had an attraction for homebuyers. Whether just to look at, walk by or be on. Around the county, and indeed the country, property values increase significantly when there is a good water view. Devon is by no means the poor relation here and boasts some of the highest value waterside spots in the country. Add the warmer climate and gentler pace of life   so little wonder we are so popular.

The choice of water side properties around the county caters for all tastes and budgets.

Quillet, Newton Ferrers, a favoured sailing destination on the River Yealm, is a stunning contemporary house ensuring maximum benefit of the views over the river and country views are appreciated.  A full width living space with balcony, study and family room, four bedrooms and two bathrooms all enjoying river views. Luscombe Maye (01752 872417)

The ever popular Instow at the mouth of the River Taw and enjoying views across the Dunes,   the estuary and sea beyond Sand Dunes is a new build four bedroom reverse living house. A walk on the beach and across the Dunes or for sailors there is ample opportunity. Stags (01271 322833)

Finally, in East Devon on Exmouth waterfront Savills (01392 455755) are the agents for 25 Regatta Court. A raised upper ground floor double apartment with private garden and over 2,5000 sq.ft  accommodation. A level walk along Exmouth sea front, views across the water to Dawlish Warren and continual entertainment watching the water sports. What could be better!

The ever changing coastal scene no matter what the weather makes any waterside home a pleasure to own: “it’s all about coming home”.
